Direct Ownership.

So direct ownership is, I would argue the quintessential way of owning real estate. You as a person or a company or an individual purchase and operate the rental real estate. You get to make all the decisions from when to purchase, how much to spend, who to put in charge of managing the properties, what repairs projects you’d like to do, and how much rent you’d like to collect within reason, of course, because the market is really going to set the market rent you can collect. But you can decide to collect less than market rent.

There are others who can assist you in the making these decisions, mainly a property manager. But in essence, you are the captain of the ship. You take on all the risks as previously discussed, and those that even weren’t discussed, but also get the upside potential and all the rewards.

In the following lessons, we’re going to discuss a few other options for owning real estate for the folks that want the exposure to the asset class, but maybe don’t want to go through the process of either learning how to invest themselves, or taking on the risk of investing themselves or simply just don’t have the time. There are tons and tons and tons of people out there that love real estate as an asset class. They love owning it. They love the upside. They love the benefits but simply don’t want to do it themselves. And there’s absolutely nothing wrong with that. Don’t let anyone tell you otherwise. If they do, they’re probably trying to sell you something. So just know for the sake of discussion right now, direct ownership is what we typically say and think about when we’re talking about owning rental real estate. You as an individual, as a person own real estate and get to make all the decisions.
